How can i beat the other applicants?? house rent?

my mom wants to rent a house, she was the first one on the list... the agent called yesterday and said other people were interested too and want to see the house. My mom wants this house soo badley, they ask for $1,045 for rent and $1,050 on deposit ... she was thinking on adding $500 on the deposit. she is hispanic and she worries on being discrimanted by the owners because they can also decide. how can she beat the othe applicants?? she also wants to pay 2 monthly payments in advanved! what do you think?
